Design and access statement

A Design and Access Statement (DAS) is a report that outlines the nature of a project in terms of amount, design, layout, scale and access and appearance and explains the design principles and concepts associated with a planning application. A DAS is required to accompany certain planning applications. If your site is within a World Heritage Site, Conservation Area or requires Listed Building Consent for example, it is likely that you will require a Design and Access statement. Some clients ask us to simply prepare them a standalone DAS and for others it is part of a full application.

In producing this document, our planning consultants evaluate the context of local, regional and national policy for the scheme in conjunction of the design and access strengths of the proposal and this is used to support the case for the application.

Typical scope of works includes:

  • Accept brief and review client requirements
  • Briefing Questionnaire completed with client
  • Client to provide photographs of site/building
  • In accordance with CABE guidelines and Local Validity requirements: preparation of a draft robust Design and Access Statement (6-12 pages) that meets validity; Statement to present positive features of the design.
  • Submitted to client for approval
  • Finalise it in accordance with client's comments.
