How long will it take?

Local Planning Authorities (LPA) have a statutory determination period of 8 weeks from the date of validation - which means from the day that your application is accepted as valid they should give a decision within 8 weeks. It varies from area to area, but in certain circumstances your application may be determined by committee, which means you may have to wait longer for a decision. This is more likely if your application is controversial or has many objections.

What are the chances of success?

The success of each individual planning application will rest on its own merits, however during our initial appraisal of your case we will be able to give you a better indication of your chances.

What do I do if my planning application gets refused?

If your planning application gets refused, you would normally have the right to Appeal the decision to the planning inspectorate. If your planning application is for a Householder development such as a loft conversion or extension you will have 12 weeks from the date of decision to appeal. In all other cases you will have 6 months to appeal.
